These Terms and Conditions apply to the rental of apartments of House & Home Residence for accommodation purposes as well as to all related services provided by the landlord.
Bookings for the apartments can only be made via one of the following channels:
– through the official website of the landlord (operated via Lodgify),
– directly by telephone with the landlord,
– or through authorized booking platforms (e.g. Booking.com).
Booking requests or agreements made via other communication channels (such as email, messaging services, or social media) do not constitute a binding booking.
A booking becomes legally binding only upon receipt of a written booking confirmation (by email or via the respective booking platform). Upon receipt of the booking confirmation, the rental agreement is deemed concluded.
By making a booking, the guest agrees to these Terms and Conditions as well as to the applicable house rules, which are available in the apartments or provided digitally.
If the booking is made via a booking platform, the terms and conditions of that platform apply in addition. In the event of any conflict, these Terms and Conditions shall prevail to the extent permitted by law.
If a third party makes a booking on behalf of the guest, that party shall be jointly and severally liable with the guest for all obligations arising from the rental agreement. The person making the booking is responsible for forwarding all relevant booking information, in particular these Terms and Conditions and the house rules, to the guest.
The minimum stay is 5 nights, unless expressly agreed otherwise in writing.
The apartments, including all furnishings and facilities belonging to the property, must be treated with care. Final cleaning of the accommodation is organized by the landlord. Additional cleaning costs will only be charged in the event of excessive or gross soiling.
When leaving the apartment, windows and doors must be closed and all lights switched off. The air conditioning must not be set below 18°C room temperature, as this may cause condensation and potential damage to floors or furniture.
Use of the apartment is limited to the persons stated in the booking. Visitors are welcome; however, overnight stays by additional persons require prior approval and may incur an additional charge. Subletting or transferring the apartment to third parties is not permitted.
The apartments are generally equipped for up to four persons. Baby cots can be provided free of charge upon request. In the apartment on the second floor, accommodation for a fifth person is possible for an additional fee of €35 per night.
Bringing a dog is only permitted with prior notification to the landlord. An additional fee of €10 per night per dog will be charged. A maximum of two dogs per apartment is allowed. Guests are required to ensure appropriate hygiene so that neither the accommodation nor other guests are disturbed.
During the stay, the house rules provided to the guest apply. In the event of violations of these Terms and Conditions or the house rules, the landlord is entitled to terminate the rental agreement immediately and without notice. In such cases, there is no entitlement to a refund or compensation.
In the event of loss of a key or the air conditioning card, a fee of €100 will be charged.
The apartment will be available from 3:00 pm on the day of arrival. Earlier access cannot be guaranteed. On the day of departure, the apartment must be vacated and returned in proper condition by 10:00 am at the latest.
In the event of late departure, the landlord may charge 50% of the daily rate until 3:00 pm, and 100% of the daily rate thereafter, unless otherwise agreed.
In the event of early departure, no refund will be granted. The full agreed rental price remains payable.
The guest is obliged to pay the agreed prices. Upon booking, a deposit of 20% of the total amount is due. The remaining balance must be paid no later than 30 days prior to arrival.
For short-notice bookings, the full amount must be paid within 5 days of booking confirmation. In exceptional cases, the landlord reserves the right to require advance payment of the full amount.
In the event of cancellation or non-use of the booked accommodation, the following cancellation conditions apply:
up to 60 days before arrival: free of charge
from 59 days before arrival up to and including the day of arrival: 100% of the rental price
Cancellation must be made via the booking platform used.
The landlord is entitled to cancel the contract in the event of force majeure or unforeseeable circumstances that make the stay impossible. In such cases, liability is limited to the refund of payments already made.
The landlord is liable within the scope of statutory duty of care for the proper provision of the accommodation. Liability for interruptions to water or electricity supply, as well as for events of force majeure (e.g. severe weather, fire, vandalism), is excluded.
The landlord accepts no liability for loss or theft of personal belongings. Guests are fully liable for any damages caused by them.
Any amendments or additions to these Terms and Conditions must be made in writing. No verbal agreements have been made.
Should individual provisions of these Terms and Conditions be or become invalid or unenforceable, the validity of the remaining provisions shall remain unaffected. The invalid provision shall be replaced by a valid provision that most closely reflects the economic intent of the original provision.
